Edmonton Concrete Lifting Done Right

Edmonton concrete endures conditions that most of the country does not. With roughly 90 to 100 freeze-thaw cycles per year, our clay-heavy lacustrine soils shift, compress, and wash out from beneath slabs season after season. The result is driveways that sink at the garage joint, sidewalks that create trip hazards, and warehouse floors that develop voids under heavy traffic.

Full concrete replacement is expensive, disruptive, and often unnecessary. In most cases, the slab itself is still sound. It is the soil underneath that has failed. Concrete lifting restores your existing slab to its original position at a fraction of replacement cost, typically in hours rather than days, with no jackhammers, no weeks of curing time, and no damage to your landscaping.

Osco has been doing this work in Edmonton since 1952. We have handled everything from residential driveways and front walkways to warehouse floors, bridge approaches, oil rigs, and municipal infrastructure projects. We bring the experience, the equipment, and the honesty to get it done right.

Our Core Services

Mudjacking

The proven, budget-conscious standard.

Mudjacking uses a cementitious grout, pumped beneath a settled slab, to fill voids and restore the slab’s level. It is a cost-effective, time-tested method that works across a wide range of residential and commercial applications, from driveways and sidewalks to warehouse floors and bridge approaches. The repaired area is ready for foot and vehicle traffic the same day.

Polyjacking (Polyurethane Foam Injection)

Precise, lightweight, and fast-curing.

Polyjacking injects an expanding polyurethane foam through small holes, filling voids and lifting slabs with precision. The foam cures in 15 to 30 minutes, is waterproof, and adds minimal weight to the sub-base. It is well suited for finished buildings, confined spaces, interior floors, and situations where speed and minimal disruption matter.

Osco is one of the few concrete lifting companies in Alberta that offers both mudjacking and polyjacking. We do not promote one method while dismissing the other. Our estimating team recommends the right approach for your specific situation based on slab condition, soil type, load requirements, and budget. You will get an honest recommendation, not a sales pitch.

Pressure Grouting

Void filling and soil stabilization for complex projects.

Pressure grouting fills voids, stabilizes soil, and secures underground infrastructure using custom-designed grout mixes. Osco offers traditional pressure grouting alongside specialized options, including thermal grout and lightweight cellular concrete, a versatile, highly flowable material that provides structural support while minimizing weight and ground disturbance. Applications include pipeline abandonment, culvert backfilling, trench restoration, bridge approach stabilization, and utility infrastructure repair.

Pressure grouting can be performed year-round, including in extreme winter conditions with appropriate preparation.

Structural reinforcement and slope stabilization.

Shotcrete is sprayed concrete applied to slopes, retaining walls, and structural surfaces to improve integrity and prevent erosion. Osco’s shotcrete crews work across residential, commercial, and industrial sites throughout the Edmonton region and Central to Northern Alberta.

Concrete Repair

When lifting alone is not enough.

When a slab needs more than leveling, Osco’s concrete repair team handles crack injection, joint sealing and caulking, carbon fibre reinforcement, epoxy and polyurethane injection, and concrete repair and replacement for commercial and industrial properties. This work is available year-round for indoor projects, making it a practical option for warehouse operators and property managers who cannot wait for spring.

Why Choose Osco

Commercial concrete lifting provides numerous advantages, making it a cost-effective and efficient solution for property owners in Alberta. One of its most significant benefits is affordability—lifting concrete typically costs only 33% to 50% of a full slab replacement, offering a budget-friendly alternative with minimal disruption to business operations.

Beyond cost savings, concrete lifting is a quick and minimally invasive process, allowing businesses to continue their daily activities with little to no downtime. It also enhances safety, improves property value, and ensures immediate usability of commercial spaces

Let’s examine these benefits more closely and consider their effects on commercial properties.

Increased Safety and Reduced Trip Hazards

One of the most significant benefits of commercial concrete lifting is its enhanced safety. Uneven concrete surfaces pose serious trip hazards, increasing the risk of slips and falls that could injure employees and customers. In industrial settings, uneven concrete can also disrupt productivity and create safety risks, making concrete lifting essential for maintaining a safe and efficient workspace.

By leveling uneven surfaces, concrete lifting reduces the likelihood of workplace accidents and ensures a smoother workflow. This is especially important in areas such as bridge approaches and sidewalks, where maintaining a level concrete surface is crucial for public safety and infrastructure integrity.

Enhanced Property Value

Raising sunken concrete significantly improves the overall value of commercial properties. Well-maintained and level concrete enhances curb appeal, making the property more attractive to potential buyers and increasing its resale value.

Investing in concrete lifting not only improves aesthetics but also strengthens the market value of a property, ensuring long-term benefits.

Immediate Usability

Concrete lifting projects can often be completed within a few hours, allowing businesses to resume operations almost immediately. This quick turnaround is a significant advantage for commercial properties that cannot afford prolonged downtime. The process is minimally disruptive, ensuring daily routines continue without substantial interruptions.

In industrial settings, timely concrete lifting helps prevent operational delays and reduces the risk of employee injuries caused by uneven surfaces. The ability to lift and level concrete quickly makes it a cost-effective solution for maintaining safe and efficient commercial spaces.

What to Expect

1. Free On-Site Assessment

Our estimating team visits your property, inspects the slab, probes for voids, evaluates drainage and soil conditions, and identifies the root cause of the problem. You will get a straight answer about whether lifting is the right solution or whether another approach makes more sense.

2. Honest Method Recommendation

We recommend the right method for your situation based on slab condition, load requirements, soil type, and budget. Whether that is mudjackingpolyjacking, pressure grouting, concrete repair, or, in some cases, full replacement, you will get an honest recommendation. No upselling. No unnecessary work.

3. Professional Lifting and Repair

Our crews complete most residential jobs in a single visit, typically within a few hours. Commercial and industrial projects are scheduled to minimize disruption to your operations. Injection points are patched, and the site is cleaned up completely before the job is done.

Frequently Asked Questions

How much does concrete leveling cost compared to replacement?

Concrete leveling typically costs one-third to one-half of full slab replacement, making it a significantly more affordable option for most homeowners, property managers, and industrial operators. The exact cost depends on the size of the area, the extent of settlement, and the method used. Commercial and industrial pricing varies by project scope. Contact our team for a free on-site estimate and a clear breakdown of your options before committing.

How long will the repair last?

When the underlying drainage or soil issue is addressed alongside the lift, the results are long-lasting. Polyjacking foam is waterproof and does not break down through freeze-thaw cycling. Mudjacking grout is durable and well-suited to heavy-load applications. Our team will provide an honest assessment of the expected longevity before the job begins.

Can concrete be lifted in winter?

Concrete lifting (mudjacking and polyjacking) is a seasonal service, operating from mid-spring through late fall when ground conditions allow. Pressure grouting and indoor concrete repair are available year-round. Contact us to discuss timing for your specific project.

Do you work on commercial and industrial properties?

Yes. Commercial and industrial projects are Osco’s main focus and the core of our business.
